The scope itself

What goes into a tiler scope of works.

Tiling scopes go wrong under the tiles: waterproofing, falls and floor prep are the items that cost money and get left vague.

Line items that belong on it

  • Demolition and removal of existing tiles, adhesive and substrate as required
  • Floor preparation, levelling and screed to correct falls
  • Supply and apply waterproofing membrane to wet areas
  • Supply and lay wall and floor tiles including cuts and setout
  • Grout, silicone seals to internal corners and junctions, and clean down

What gets left off

  • Waterproofing as its own priced line. It is a compliance item and a real cost, not part of the tiling rate.
  • Wastage on cuts and pattern setout. A 10 percent allowance disappears fast on a herringbone or a small wet area.
  • Silicone to every internal corner and junction. Slow, fiddly, and always assumed to be included.

Is BuildScope built for tilers?

Can BuildScope help tilers avoid missed items?

What should a tiling scope of works include?
Strip-out and disposal, floor preparation and screed to falls, waterproofing to wet areas, then the tiling itself split into wall and floor with the square metres, tile size and setout noted. Finish with grout, silicone to internal corners and clean down. If the client is supplying the tiles, that belongs in the scope as a PC item so the labour and the product never get confused.
How should tilers quote waterproofing?
As its own line item with the area it covers, not buried inside a per square metre tiling rate. Waterproofing is a compliance item with its own materials, its own labour and its own drying time, and writing it separately means the client can see it, you can price it honestly, and nobody argues later about whether it was in the number.
Can I edit the scope after the AI builds it?
Always. Every line item, quantity, rate and section is editable. Reorder, add, remove or reword anything before you export.
