What goes into a roofer scope of works.

Roofing scopes come unstuck on the details around the edges: flashings, safety, and how much is coming off before anything goes on.

Line items that belong on it

  • Strip existing roof covering and dispose of waste
  • Install edge protection and safety systems for the duration of works
  • Inspect and repair battens, purlins and structure as required
  • Supply and install sheeting or tiles including insulation and sarking
  • Supply and install flashings, cappings, gutters and downpipes

What gets left off

  • Flashings and cappings by the metre. Fiddly, material-heavy, and usually swallowed by the sheet rate.
  • Edge protection and access. Non-negotiable on a roof and a genuine line-item cost.
  • Battens and structure found once stripped. You cannot see it until the cover is off, so it needs an allowance.

What should a roofing scope of works include?
Strip and prep, then install, as separate sections. Removal and disposal of the existing cover, edge protection and access for the duration, inspection of battens and structure, then the new sheeting or tiles with insulation and sarking, then flashings, cappings, gutters and downpipes with their linear metres. Anything hidden under the existing roof belongs in a provisional allowance.
How should roofers allow for unknown structure under the old roof?
With a provisional sum, clearly labelled, covering a stated extent of batten or timber replacement. You cannot price what you cannot see, and quoting as though the structure is sound leaves you either wearing the repair or having an awkward variation conversation on day two. A stated allowance turns both of those into a normal adjustment.
Can I edit the scope after the AI builds it?
Always. Every line item, quantity, rate and section is editable. Reorder, add, remove or reword anything before you export.
